Since early 2018 Limestone has been highly successful in acquiring and developing hotel assets in Portugal with over €60m in Assets under Management ("AUM"). The Limestone partnership has a deep network and unrivaled ability to access off-market transactions and has created a cluster of investments in its first focus market in Portugal.
Praia Calada Project, Ericeira, Portugal
Limestone turned a bankrupt oceanfront clinic into a 50 room luxury surf hotel north of Lisbon along the world famous silver surf coast. The property is now a landmark destination featured in top-tier publications like Condé Nast Traveller, Forbes, Bloomberg, The Times, and more.
Villa Helena, Lisbon, Portugal
The villa located in the heart of Lisbon will be the central hub of the Lisbon hospitality cluster. The oasis like mansion is ideally located for a city retreat and with its unique cultural programming, exclusive membership program and lively food and beverage programming across four outlets on property, will be a cultural hub in this up and coming city.
Italy
Limestone’s focus is to identify, develop and operate underperforming boutique hotels with the potential to deliver double digit returns to our investors. Italy is a highly fragmented hotel real estate market with thousands of hotels with untapped potential.
Aethos Sardinia
In Q1 2024, Limestone acquired a boutique hotel in Costa Smeralda, Sardinia, and transformed it into a 5-star Aethos resort with 58 keys. The property was upgraded and relaunched within just four months of acquisition, elevating its status as a premier luxury destination.
Aethos Monterosa
Limestone has transformed the former Camp Zero Hotel in Monterosa into a leading mountain retreat with vibrant F&B offerings. The hotel, currently featuring 30 rooms, is set to expand with an additional 20 keys through the construction of a new extension building.
Aethos Milan
“Aethos Milan is Limestone’s second investment in Italy. Formerly known as “The Yard”, the asset has multiple F&B outlets and attracts a young lifestyle-seeking audience.”

Aethos Saragano, Limestone’s first investment in Italy, is a highly unique hospitality asset. An ancient village transformed into a luxury boutique hotel surrounded by the rolling hills of Umbria.
Spain
Aethos Mallorca
In September 2021 Limestone announced the acquisition of the former Mar Y Pins hotel on the south western shoreline of Mallorca. Together with Aethos Hotels & Club it is transforming the property into an iconic 5 star hotel with over 60 suites, a large spa, multiple restaurants, beach club and rooftop terrace. The hotel is set to open in Summer 2025.
Axel Madrid
Axel Madrid is a 90 key hotel in the city centre of Madrid. Limestone acquired this asset in September 2023.
United Kingdom
Aethos London Shoreditch
In February 2024 Limestone Capital announced the acquisition of the Nobu Hotel London Shoreditch, a five-star luxury hotel, located in the heart of East London. The property offers 164 guest rooms, a restaurant, fitness and wellness facilities, and over 3,000 square feet of event space.
France
Aethos Corsica
In November 2020 Limestone announced the acquisition of Hotel U Palazzu Serenu, a boutique luxury hotel in Corsica. As part of the deal, Limestone will make thoughtful capex investment, integrate technology to increase distribution and reduce cost and reposition the property for an audience seeking unspoiled nature and authentic travel experiences at a premium price point. As with all of its investments it will place the values of sustainability, wellness, and integration at the heart of the hotel experience.
